Real estate acquisitions with Bitcoin

The acquisition of international real estate for Bitcoin as means of payment is in a developing stage. Regulatory or practical hurdles are to manage the deal similar to an over-the-counter Bitcoin exchange, to meet the red-tape requirements of the local land office, the scope and level of required KYC/AML/CDD, and some other aspects. There are seemingly lots of offers for BTC2PROP on e-marketplaces and broker websites.

However, looking deeper into such marketing offers reveals that they are either consciously misleading or that they do not understand their own business. In fact, they just offer the additional service to convert crypto into fiat by using an ordinary crypto exchange provider. This leaves the property buyer with all the hassle that his Bitcoin or other crypto has to meet the compliance tests of the exchange, which is not acceptable for everyone.

Are you aware of any property offering on the market that accepts cryptopayments without the need for a prior exchange into fiat?

That’s usually the case if you approach the markets as an ordinary Joe, same as‌ for other services within the financial industry, just following the general information, ads that lead‍ to nothing.

They build relationships, find loopholes,⁠ take shortcuts and get exclusive access, obviously by paying for such, which most of the⁤ time ordinary people that have amassed some holdings in crypto over the years fail to⁣ comprehend.

Everyone chases the next EMI, the next crypto friendly bank, the next crypto real⁢ estate broker, answers from random people on forums and google ads themselves, not forgetting the︀ golden duo of suggestions: 1 Dubai company formation 2 Cyprus… ‍♂️

And the cycle never︁ ends.

I have several business associates from Cyprus︃ so my words bare no hostility at all, just stating the obvious that Cyprus has︄ had it’s run and is an outdated exit for the current market, specially when involving︅ crypto or real estate…

but I guess that doesn’t fit the narrative when people offer︆ ancillary services to begin with, in Cyprus…

Secondly for the past year I have been approached by several︂ forum members here on third party channels, all inquiring for somewhat the same service or︃ solution to whom I have shared information & details how things work in the real︄ world and none were at capacity to be rendered such services to begin with…

So why bother?

My idea is that the generalization with almost BOT like responses for any︅ question in this forum regarding crypto or real estate with the “golden duo” as I︆ mentioned to be Cyprus & Dubai is not helpful, on a second note there are︇ many other alternatives and structures where people can accomplish the same outcome, at a far︈ more simplified way without having to change residencies, setup companies elsewhere and etc, the world︉ is far bigger than just that… but no Joe would find such solutions in public︊ forums, specially if they lack the connections and having considerable assets

Why not provide some useful︊ information here though? Do you have an alternative solution to Dubai for EU nationals?

While it may be common sense to speak to a professional (duh!), why not help people︋ out and give some guidance? Again, people with limited knowledge on wealth management have been︌ turned into multi-millionaires overnight.

To answer your question, none of the structures were or are complex to begin with.‌

And no, it wasn’t either a matter of their “wealth” value , although as I‍ initially mentioned on my first comment, hni&uhni clients play by different game rules since they⁠ know what they’re doing or if they don’t they have no issues paying professionals to⁤ do the job, and neither that they lacked the knowledge, I went full board and⁣ beyond with each one of them providing even the slightest detail, kyb/kyc, proof of previous⁢ rendered cases, multiple alternatives within the same exit structure and everything without any “upfront” or︀ consulting fees…

So in fairness I would have no problem doing it again, but as︁ cliche it might sound, time costs money and I’m done with giving insights & connections︂ for free, other than a general opinion or advice , same as I did here︃ and immediately was hassled for pointing out the obvious, at least based to my opinion︄ and know how…

As you mention indeed, nowadays there are many people that have somehow︅ amassed crypto assets over the years, some to considerable amounts, to the extent that the︆ markets are saturated, with clueless holders, brokers, domiciling& company formation agents, scammers , etc.

There are all sorts of scenarios, specially for EU nationals, but each case is individual, there’s︇ no one shoe fits all solution out there…

Comes down to the desired outcome, the︈ volume of the assets, the timeframe, cooperativeness, location, discreetness and being serious in the first︉ place.

I get where you're coming from, but I also understand why people always suggest looking‌ into Dubai and I don't see anything wrong with this advice.

OP is asking if‍ he can buy property with crypto directly. Even though (to my knowledge) this isn't possible⁠ in Dubai, professional help (using their connections, network and knowledge) may be able to assist⁤ with this purchase without a lot of red tape, or at least with much less⁣ red tape then the OP has come across.

As you say, there are all sorts⁢ of scenarios. Why not ask the OP to give some more details/highlight his scenario and︀ then give some more specific advice? Even just some guidance so he can do some︁ further research before contacting a professional would be awesome. 🙂
