Which means at least -2% in purchasing power due to debasement. You are losing money.
Real estate is not easy. Hard to equal the results of REITs.

It's not easy. But I am chasing total return i.e capital appreciation and‍ yield together while maintaining a strategic amount of my wealth outside the banking system. The⁠ yield is of lesser importance to me compared to other two requirements.

P.S Never go⁤ near REIT's.

On the other hand you don't have to deal with all the headaches, you let experts manage the properties and you own a portfolio that you would never be able to build yourself unless you were a multi billionaire.
