but if you are able to drive to a country most often you don't even get checked at the borders!

Let's say I come in on one passport, leave on the same passport but while stayin I will buy real estate using my second passport?

Yes, this is possible. In most countries, nothing will happen as immigration cannot see notaries documents and vice versa.

Okay but notary will not check you legal residence here, I mean maybe he will ask for a visa or something like that?

However, in most EU countries the ownership must be registered with the local tax office and there the the tax residence must be declared
