Hello,

I am considering options to buy a secondary market property in Dubai for myself.

I would be grateful for advice on how best to formalize the purchase in the current conditions and why - like whether to register the property on myself or open a legal entity for this etc.

The purchase can be made both for fiat and crypto - who in Dubai can be dealt with if buying for crypto? What should be paid attention to when buying, so that there are no difficulties in the future when selling?

So, I've been doing my homework - diving deep into forums about this topic. Big thanks to all the kind souls sharing their wisdom there - some really good stuff!

I also went on a little investigation spree, chatting with a couple of big-shot Dubai real estate brokers about buying property with crypto. And boy, what a story!

Here's the scoop: They're all super eager to help and shower you with advice, but funny enough, nobody wants to take full responsibility for the whole shebang. Every broker has these mysterious "helpers" who can magically turn your crypto into a manager's cheque for a "tiny" fee of 1.5-1.8%. They'll even get creative and cook up a semi-believable story about where your money came from!

But here's the kicker - don't expect any formal contracts about the crypto exchange, and forget about getting any confirming emails from the broker's official domain. Instead, their "trusted partner" will slide into your WhatsApp with their wallet details. They're pretty upfront about one thing though - if questions pop up later about where your property purchase money came from, you're on your own! But hey, they swear they've NEVER had any problems and "everybody does it this way."

The bottom line? If you're thinking about buying property with crypto, handle the conversion process and get all your documentation sorted yourself. Don't rely on these broker "helpers" - their main game is to sell and collect commissions at every turn, while you're left holding the bag for any "grey area" shenanigans!
 
I am very interested in this topic too and your experience sounds quiet "exciting"^^
But in the end you got the job done and purchased something?
If yes maybe you can drop me some more details where to look for example or who can be helpful (and i don't mean the scammers xD).
 
The more I research the details, the less appealing property ownership becomes to me. While I'm still investigating everything, I'm increasingly thinking that long-term rental might be the better way to go.

I'm a Resident of Canada, looking to move to the UAE or similar low tax jurisdiction within a year or so.

I was looking at property prices in Dubai and they seem reasonable compared to Canada.

Obviously I don't want to throw $800K to a Villa in cash, so I was thinking about applying for a local UAE mortgage.

Is this even a possibility for fresh residents of the UAE or do I need to wait a few years and build credit history?

What risks do I face if I suddenly no longer am able to pay the Debt, can I list the house for sale and re-pay the mortgage that way
or do I go straight to Jail...

has any of you bought real estate in Dubai before? What are your experiences? Is it likely to get scammed?

If you buy it for investment reasons, what is the yearly yield you can realistically expect? With short term airbnb rentals and also with long term rentals? Since it is also depending on the location, which locations would you recommend for that cases?

Online analysis cite numbers from 2 to 9%, so hoping to get some real world info from real people that actually have properties in Dubai and rent them out or AirBNB them, what is your actual true annual ROI?
