I like to know other than using online brokers to get margin financing for the financial instruments bought in the name of offshore companies, is there any restrictions to use offshore companies to buy assets like properties? It seems to me the avenue to borrow money is very limited for offshore companies.

Depends on where you offshore company formation takes place! For instant if you do a simple Belize or Dominica incorporation you can own all the property where ever you want no limitations unless the one that may apply in the country where you want to buy property!
