Shareholding in properties in the same company.

Hi.

I will own 100% of 2 properties (real estate) in USA.

My mother will own 60% of another property and my sister will have 40% of that same property.

Total 3 real estates.

Can we handle this within one same company we will own with company decisions or something similar?

Or should I own 2 properties with 100% of one company in my name --- and my mother with my sister own other company for the property with a company with their respective ratios of partnership in the other company?

You can create a company where you will arrange your shareholding % then this company will become the holder of Real Estate and with the same conditions and simple structure, you will hold and arrange your company.
