I would need an Ejari (1 year‌ lease agreement) plus 1 month utility bill.

If you want EJARI and a real utility‌ bill, you have to rent a flat otherwise, you can't get those documents because the‍ government issues them. You can check dubizzle to rent a cheap apartment for 2-3 months⁠ to get EJARI and DEWA for home address.

You can get a "lease agreement" for⁤ your office address and I think @Fred has this kind of service.

Is ejari and dewa needed⁣ only when opening a bank/brokerage account? Or do you have to show it regularly (every⁢ year, on visa renewals...etc.)?

It depends on the bank/brokerage but they can always ask at random time.

Your question made me think,‌ maybe TAMM need the professional office lease (Tawtheeq letter) and not the residential/personal address ?‍
