this land 1. performs well, 2. is geopolitical diversification 3. is a gamble (you bet on development) but it worked so far, and historical satellite imagery & market prove it is working. 4. land's value goes up thanks to west's conflict with russia, iran and china, and situation in israel and surrounding area. seems like tensions are going to keep rising which is $$ 🙂

1. this country might be a puppet state = total war before you can exit (probability is 5% in 15 years imo. first iran and russia must dissolve, thats a BIG heads up)
2. property rights disappearing due to political consolidation (probability is 1% in 15 years imo, this admin is extremely friendly to capital owners)
3. slower appreciation. you can hire a city planner to analyze historical satellite imagery and topography and make your bet.
4. currency fluctuations causing you to sell low if you have to exit quickly (solution: you can't be in hurry to sell)

in this country, returns look like this most of the time and also certainly in the long term: land > building > flat > stock market, so government doesn't want foreigners to have easy access to land as far as i can tell.
