Interested to get real Dubai address without buying or renting apartment.
Are there any services like hotels or other services who provide an address in nice building with ability to receive mail etc?
I am planning to apply for Dubai residency, but don't live in Dubai at least for now. But I would need a real address who would look nice
 
Just Google virtual address I'm Dubai. The majority of tower blocks along the Sheikh Zayed‌ Road and in the different districts like Business Bay, JLT and Marina have mixed use‍ buildings.
 
I am not searching for virtual office. I am searching accommodation to use just couple‌ times a year. Like a hotel who would let to use their address as personal‍ address
 
I think he said the buildings are mixed use. So the address remains the same‌ whether you use it for virtual office or residency I guess conf/(%.
 
Have a look to property finder or dubizzle, you can rent a studio with Ejari/Dewa‌ bills for AED 1,200 per month...
 
Regarding the rentals, in Dubai they have short and⁣ long term rental.

Short term is everything below 1 year (on day or 9 months⁢ - doesn't matter) and with these you don't pay any bills like electricity as it's︀ all included in the rental price. Even if you make an agreement with the host︁ (hotel or apartment) that will not be considered as a valid address proof in many︂ places and banks. They will ask you for either Ejari or DEWA/utility bill.

Long term︃ rentals are 1 year or above. You will sign a tenancy agreement and you will︄ have to register it with the government (Ejari). Once you have Ejari you︅ can have electricity, water, AC in your name (DEWA). Also note that land︆ lords would ask you to pay 6 or even 12months in advance (1-2 checks) and︇ would rarely go with 3-4 or 6 checks/payments and it would definitely raise the price︈ as you can cancel the agreement, pay one or two month's rent as a penalty︉ and you're out. The DEWA is important as it's a utility bill that you would︊ be asked as an address proof. To sign this contract you need to have EID︋ and UAE bank account/check book as it's very common that the payments are made by︌ checks (not by bank transfer).

Also, owning a property there doesn't mean you live there︍ as if it's rented the utility bill will be in the name of the person︎ that rents it so you won't have the address proof again...

You won't be needing️ the UAE address for the whole process of applying for the residence... For personal bank‌ account opening, most of the banks will just need EID. Address is not that important‍ for them. For Business bank account they might ask you to have either rented office⁠ (no flexi desks) or rented flat so you have at least one address where you⁤ would pay utility bills... Or they might ask for both... depends...

You mentioned that you⁣ need address to get the post. If you just need it for that you can⁢ rent a PO Box. As it's so hot there you won't see a mailman going︀ from building to building delivering mail. In most cases they have buildings with dozen of︁ PO boxes under AC and the mail will be delivered there. Most of the things︂ will be delivered to you either electronically or either by courier that will ask you︃ for your current location and will deliver you the parcel there (regardless of what's the︄ address you have put).

I'm writing this from my personal experience... Hope it helps...

If you stay in a hotel or apartment you can︇ get your mail there WHILE you are there... Once you move out your mail might︈ just bounce...
 
So basically you‌ can rent this place for 250€ a month as proof of residence and then book‍ an hotel for your short stays (if you don't really live in Dubai) Is that⁠ the plan and it works 100% legally? thanks
 
Bank or any financial institution only see utility bill or rent contract . They are‌ not interested in your apartment rent price or quality.
There will be no problem.
 
So if someone rents only︂ for the sake of getting DEWA/EJARI, what would be the minimum time frame that he︃ would basically need to ''suck it up''?
 
If I’m renting a‍ flat in Dubai for 1 year, how would my DEWA bill would look like in⁠ a month I’m not physically there, does the DEWA bill will show 0’s, or there’s⁤ some minimum flat charge irrespective of electricity & water usage?
 
DEWA has If I remember correctly a fix "housing fee" of⁤ 4% or 5% of yearly rent / 12 (you pay it monthly). You will pay⁣ it regardless of consumption. OBV if you rent a "low end" studio this won't be⁢ too much.
 
or in ajman. for dubai residency one can have be in another cheaper emirate too.‍ (while staying only in hotels while in dubai).
you wont get dewa but other papers⁠ which are ok too.

it shows consumption, but it was never︀ 0 (at least not for me). Id assume there might be some leakage.
Theres also︁ a tax charge on top of it, which is constant during the month.

But you︂ can install remote controlled devices for light or some water to water your plants. A︃ camera is also nice to have should there be some damages (water pipe burst).
